Homes England confirms 84-acre Warrington land deal

If you are investment planning in Cheshire property, a new deal is set to result in the construction of approximately 4,200 new homes around Warrington.

To achieve that end, Homes England has finalised a land assembly process that will see it assume control of an allocation known as the South East Warrington Urban Extension. With this 84-acre acquisition, Homes England’s local land holdings in the area now total 617 acres. This process is said to be ‘critical’ to the development’s success, and will enable the delivery of site-unlocking infrastructure. It is currently looking at drawing up a development framework this year, across the entire site, paving the way for new planning applications.

The government’s housing and regeneration team has said that this strategic land acquisition in the North of England is poised to create the biggest housing development site in the area. Of the new scheduled homes, around 30% will be classed as ‘affordable’, whilst elsewhere, there will be recreational spaces, schools, green spaces and local centres featuring health facilities.

According to Homes England, the newly purchased land is fundamental to ensuring housing needs are met within Warrington and across the North West region. Chief Property Officer, Alison Crofton, said that the deal was the successful culmination of close and focused teamwork, collaboration with different stakeholders and engagement with the local community, representing a ‘brilliant’ place opportunity.

For its part, Warrington Council said it was looking forward to working with Homes England to achieve its goal of delivering high-quality and affordable housing across the borough.
