Warrington Council have teamed up with property firm Langtree to regenerate the 80,000 sq ft St James Business Centre off Wilderspool Causeway.
The joint venture has been named Wire Regeneration and £5 million will be spent on the site, which is being renamed Warrington Digital Hub.
The existing St James Business Centre is already occupied by over 40 SMEs and the rebrand will build upon the University of Chester digital suite that opened there in November 2023.
The 2,500 sq ft suite is currently used as a simulation technology centre, which provides virtual training for police officers.
With Seven Architects and contractor Atkins Building Services on board, work will begin on reimagining existing spaces and giving the entrance a new look. Specific objectives include remodelling the building’s coworking area, meeting rooms and improved access to the coffee shop, whilst the atrium will be overhauled with the addition of a glazed lift.
The refurbishment is set to take approximately 12 months to complete. Wire Regeneration is cooperating closely with the parish of St James’s Church nearby to make sure the new building does not jar with the surrounding area.
In a statement, Steve Park, Director of Growth at Warrington Council, said that the investment in Warrington Hub will continue a tradition of attracting ambitious small and medium sized businesses to the area, and, in particular, the latest generation of tech-led start-ups.
